Owner’s Rep vs. General Contractor: Which One Does Your Project Need?
Short answer: A general contractor builds your project. An owner’s representative protects your interests while it gets built. If you’re an owner without in-house construction staff, or a broker whose client is about to sign a lease with landlord work attached, an owner’s rep is usually the cheaper insurance. Some firms, including E3, do both, which lets you scale involvement to the project.
What a GC does
A general contractor holds the subcontracts, carries the schedule, and is responsible for delivering the built work. The GC’s contract is with you, but their business model rewards speed and volume. That’s not a criticism. It’s just what the role is.
What an owner’s rep does
An owner’s rep sits on your side of the table. Typical work includes producing budgetary estimates before you sign a lease or close on a property, reviewing landlord work letters and flagging scope gaps before they become change orders, leveling subcontractor bids so you’re comparing apples to apples, verifying field conditions before anyone commits to pricing, and separating capital expenditures from tenant improvement costs so your underwriting is accurate.
When you need which
If you’re a tenant with a work letter, start with an owner’s rep. Most work letters contain gaps that surface as change orders after signing. If you own a multi-property portfolio, an owner’s rep can scope, bid, and manage repairs across sites without you hiring staff. If you’re buying a building, an owner’s rep runs construction due diligence, covering code violations, deferred maintenance, and realistic correction costs, before your contingency period ends. And if you already have plans, permits, and a clear scope, you may only need a GC.
